34 Morton Road was built from the ground up — designed with Mike McKay, built with Mike O'Brien. Anytime you can finish a project like that and still love your contractor, it's a win, and we did.

Every decision was intentional: the high ceilings, built for a sense of space. The big windows across the back, which we'd pictured for years before we ever framed them — the green of summer, the reds and yellows of fall. The herringbone pattern running through wood, brick, and tile. The porch ceiling, painted blue on purpose, the old trick to keep insects away.

The guide let me pass on the why, not just the what — so the new owners could understand the flow of the house and notice the things they might otherwise miss. A builder's guide is the third act of the build: after the design, after the construction, the handoff of the thinking.

For Spec Builders

You built this home.
Make sure the new owners know it.

Every decision you made — the materials, the systems, the design intent — disappears the moment you hand over the keys. DwellGuide captures it all and delivers it to the buyer as the AI Butler their new home deserves.

How to make one →See a real guide first

Your homes always deserved a manual.
Every other complex machine has one.

The care you put into the foundation spec, the plumbing chase, the HVAC zoning — it's invisible to the buyer the moment they move in. DwellGuide makes it visible. It tells the story of what you built, in your words, permanently.

Walk the home. Describe what you built.
DwellGuide does the rest.

01

Enter the address and what you built

Property address, finish selections, spec highlights — whatever you have. DwellGuide starts building the foundation from public records and what you provide. You start with a draft, not a blank page.

Takes about 5 minutes.

02

Walk the finished home with our prompts

Room by room, describe what you built and why. The HVAC zoning logic. Why the primary suite faces north. The concrete spec on the foundation. The extra CAT6 runs behind the media room panels. The subfloor system under the wide-plank oak. The things you're proud of — and the things the new owner needs to understand to live here well.

You or your super. Under two hours for a large home.

03

Document the mechanical systems

A photo of every label — boiler, electrical panel, water heater, pool equipment, irrigation controller, security system. Model numbers, install dates, warranty status. The stuff that lives in a manila folder in a drawer that nobody ever finds. Photographed once, organized permanently.

10 seconds per system. We do the rest.

04

Add your vendor relationships

The subs you'd call back. The window supplier who can source the glass if something breaks. The landscaper who knows the drainage. The electrician who wired the house and would recognize every circuit. These relationships are part of what you built — and part of what you're selling.

Optional but invaluable.

05

The guide is delivered with the home

At closing, the buyer receives their AI Butler — already briefed on what you built, why you built it that way, and who to call when they need help. They understand what they bought. They appreciate what went into it. Your name and craftsmanship are documented permanently.

Your work, explained.

Make the invisible visible.
On every home you sell.

Buyers pay premiums for homes they understand

Uncertainty erodes value. A buyer who knows the HVAC system, the foundation spec, and the quality of the plumbing is a buyer who doesn't negotiate down on things they can't see. The guide makes the invisible visible.

It documents your quality before they move in

A spec sheet is a list. A DwellGuide is a story — told by the builder, in the builder's words. It describes intent, not just specification. Buyers who receive it understand they bought something built with purpose.

It reduces post-closing calls and warranty friction

When buyers understand their home, they don't panic. They don't call to ask why the furnace makes that sound in January. The guide pre-answers every question — which means fewer calls, fewer disputes, and fewer claims.

It distinguishes your homes from every other builder in the market

No other builder delivers this. A DwellGuide signals that you stand behind what you built long after the sale. That's a differentiator buyers notice — and real estate agents remember when they're recommending builders to clients.
