Cranberry Ranch
"Take your shoes off. Ground yourself."

We named this place Cranberry Ranch — cranberry is a word we don't use often, so when we say it, it feels special. That's how this house has felt to us from the first time we drove in underneath the trees. It felt like a storybook. It still does.

We've been here three years. In that time we put everything we have into this place — color, personality, a recording studio, a hand-painted bathtub, a coconut shell backsplash, a TV that plays surf videos all day. Some of these ideas were stupid. Some of them were brilliant. We genuinely aren't always sure which is which.

We're selling because our family is growing and the next chapter calls for something closer to people we love. Not because we stopped loving this. We could never stop loving this.

Everything we know about this home is in this guide. The creek protocol. Conrad's number. The USB stick in the back of the kitchen TV. The Toto toilet that changed our life. It's all here. This guide is yours now — add to it.

The spaces

Every room has a story

Main House — Living Room
Pink ceiling. Togo-style couches in purple. A corner propane fireplace with colorful tile. Reclaimed hardwood floors — multiple species, varied cuts — the kind of character you cannot fake. Low-sill windows that work perfectly with the low-profile furniture.
Kitchen
Yellow cabinets. Copper sink and copper hood (original — kept deliberately). Orange-and-gray stone countertop. Coconut shell backsplash. And in the corner: a vintage TV housing a Raspberry Pi that plays surf videos all day on loop. Cody's idea. He's still not sure it's cool. It is.
Primary Suite & Bathroom
Vaulted ceilings with wood beams. Custom burl wood bed. A stained glass window that shifts all morning. A hand-painted freestanding tub. A blue marble shower — Kelsey's favorite material in the house. A Toto Japanese toilet that auto-opens, heats, and mists. Kelsey's pitch: "Have you ever sat on a toilet seat and your entire body is shivering? Not with this bad boy."
The Barn
Distressed beams and soaring ceilings. A kitchen with marble countertop and copper sink. Mosaic coffee tables. A lounge zone, billiards, bar, media space. A Murphy bed, a pull-out couch, and a king loft above — this was a party barn before, and it still is. The barn loft is where Cody and Kelsey brought their son home.
Recording Studio
Blue carpet. Purple ceilings. Cork tile walls for sound. A Minecraft-style couch. A custom DJ booth. Cody records videos here (sometimes twice a day) and makes music. Its own bathroom. Detached but close — he can take a break, pop into the house, come back. Exactly the right distance.
Glass Gym + Wellness
Glass walls overlooking the grounds. A sauna. A cold plunge. A hot tub. Kelsey's Pilates reformer — she invested in this when they moved to Malibu rather than drive to her instructor in the city. She Zooms into class. Enes's Iron Man medal is displayed on the wall.
The Creek & Bridge
A natural creek bisects the property — mountain drainage heading to the ocean. A wooden bridge connects the two halves. In heavy rain, the water rises to waist height and drains quickly. The rain protocol: park a car on the far side of the bridge before any storm. Conrad knows it. Now you do too.
The Airstream
Queen bed. Bathroom. Classic Airstream bones. The floor is rotting and it smells a little mildewy — it needs a new subfloor. Cody and Kelsey planned to turn it into a creative guest cottage and never got around to it. It's waited patiently. Your move.
Quirks, Features & Easter Eggs

The things that don't fit in a listing sheet

From the people who know this house best. The stuff they could have left without telling you — but didn't want to.

From the house itself
The floors weren't meant to match
The reclaimed hardwood uses boards from multiple sources — different species, lengths, thicknesses, mills. This is not a flaw. It is the character. Do not try to match a replacement board exactly. Find something close and let it become part of the story.
The creek is a drainage system, not a hazard
Zuma Creek bisects the property as mountain runoff seeking the ocean. It has a rhythm. It fills during rain and clears within hours. The wooden bridge was built to connect the two halves of the property across this feature. It will need replacing eventually — coastal moisture and wood are always in conversation.
The barn was built to party
Prior to the current use, the barn was the primary entertainment structure on the property. The kitchen, the open floor plan, the loft — social architecture from the start. The Murphy bed and the barn stairs (replacing a ladder) are Cody and Kelsey's additions.
From Cody and Kelsey
Creek rain protocol
Before any significant rain: park a car on the far (street) side of the bridge. The creek can rise fast. It's never blocked access in a crisis, but the habit means you never have to think about it. Conrad knows this too.
The kitchen TV is a Raspberry Pi
Behind the vintage TV housing in the kitchen: a USB stick with surf videos and early 2000s music videos. The TV plays on loop all day. To change the playlist, pull the USB from the back of the housing. It's not a real TV — it's a Raspberry Pi and an LED screen. It may be the best thing in the kitchen.
The Toto toilet auto-opens
When you walk toward it, the lid opens. It also mists the bowl before use. The seat is heated. Cody: "I thought it was unbelievably unnecessary. Now I can't live without it." Kelsey: "Have you ever sat on a toilet seat and your entire body is shivering because it's freezing? Not with this bad boy." Contact: Toto USA · (888) 295-8134 · totousa.com
The stained glass window changes with the light
In the primary bathroom, the stained glass shifts through the morning as the sun moves. Kelsey had it installed specifically for this reason. It was not original to the house. Morning is the time to be in that room.
The cats used to climb the walls
The original textured wallpaper in the cat hallway had just the right grip. The cats would come around the corner and launch themselves onto the wall and climb. The new wallpaper was chosen to be textured for the same reason — but they don't do it with this one. The custom bench is for them to look out the windows. They use it constantly.
Conrad knows everything
Conrad has been the groundskeeper through multiple owners of this property. He knows the fruit trees, the creek patterns, the chickens, the irrigation, the history of the land. He is the institutional memory of Cranberry Ranch. Keep him if you can.
Blue marble shower — check for extra stock
Kelsey was hoping there are leftover slabs of the blue marble from the primary shower. Confirm at closing whether excess material is stored on-site or warehoused. If there is any, keep it. The material is unusual and repairs will be difficult without a match.
The tractor belongs to no one
A prior owner's son loved tractors. When the family moved, the tractor stayed. It has now lived through at least two ownership transitions. No one is coming for it. It is a piece of art. It lives near the stables.
The Airstream needs a subfloor
The floor is rotting. It smells mildewy. It has a queen bed and a bathroom and could genuinely be a creative guest cottage with one focused renovation. It has been waiting. It is your turn.
Horse stable rental income
The sellers who sold to Cody and Kelsey pitched the stables as a potential monthly revenue source — rent stalls to local horse owners. There is demand for horse boarding in Malibu. Cody and Kelsey never activated this. You could.

The story of this place

Before the house, the land

The land beneath Busch Drive carries thousands of years of history. The Chumash people used Point Dume's volcanic headland as a ceremonial site and harvested abalone along this shore. In 1793, British explorer George Vancouver named the headland "Point Dume" — a misspelling of "Dumetz," after his host Father Francisco Dumetz of the California missions.

In 1892, Boston industrialist Frederick Hastings Rindge purchased the entire 13,330-acre Rancho Topanga Malibu Sequit — the last private owner of all of Malibu. His widow May fought the state for decades to keep her land private. She eventually lost. The Pacific Coast Highway opened through her land in 1929, and Malibu opened to the world.

In the late 1920s, May Rindge began leasing cottages to Hollywood stars — founding what became the Malibu Colony. Surf culture ignited at Surfrider Beach around 1926. By the 1950s and 60s, Malibu was California surfing's spiritual capital. The bluffs of Point Dume were used for military training in World War II, then cleared for homes. The first houses appeared in the late 1940s. Ranch-style homes filled the streets through the 1950s and 60s — the decade Cranberry Ranch was built.

Busch Drive sits at the northwest edge of the Point Dume / Malibu Park zone, adjacent to Zuma Creek — the same creek that runs through this property. The neighborhood developed on former Rindge parcels through the mid-20th century, with horse-friendly rural zoning and an unhurried character that has survived every wave of development and disaster.

The 2018 Woolsey Fire swept through this area. What you see on this block today is largely a neighborhood rebuilt from that fire — newer homes and rebuilt ranches on land with 130 years of California history underneath.
